That is only compacted gravel, possibly mixed with cement. I only asked because the finished road is part of the development and the deadline to complete the development (according to the purchase contract) expires tomorrow )

When signing at the notary at the beginning of February, the 2nd mayor said that the development would be completed in summer. They were probably surprised by the winter . Then I hope that is right. Our architect already said if it continues like this, it will only start in May/June.

That it must be done in the same year is probably the case but this road is not finished like this yet.


What does your construction start have to do with the completion of the development? - the legal validity of the development plan is independent. I know many roads that were legally only completed many years after the last house was finished.

According to the building authority, we can only start when the site is accessible to construction machinery, and from my point of view, it is not yet. I do not want to have to repair damage to the curbstones or the ground at my own expense just because I prematurely allow any construction machinery onto the site. The plan is to have the pile of earth (see photo) removed at the municipality’s expense after the asphalting, to survey or stake out the site, and to start.

Even if zaba's reasons are different, here is another example from me: The purchase price is not due before the completion of the development, ergo no transfer of ownership, ergo no construction.
This protects the seller, the city, from the fact that their own development team can no longer operate freely. Only when they are finished, the areas cleared, the deal is executed and the areas released for construction.
