Absurd. Retention money is an absolutely common practice, especially when the trades take themselves seriously. However, one must be aware that this retention money is always factored in to some extent. Those who don't want it won't get it either. The trade might be fine with that.

You just have to be aware that the few percent for the security payment may come on top. If you want that and the trade agrees, then everything is fine. I simply don't need something like that and I'm not willing to pay more for it.

The plasterers are surprisingly already preparing everything today. Electricians will come on Saturday. Photos will follow over the next few days.

Then I'll ask the other way around: Has anyone ever received a discount because they told the craftsman to waive the warranty bond? Of course, something like that is factored in, but I don't care. It's also his accounting costs and a thousand other items. That's just the way it is. But pretending that something like that is absolutely unusual and completely crazy just shows the knowledge of their own construction project, which probably wasn't even done with individual contracts...

It's a kind of insurance for builders. Example: The screed is poorly mixed or applied too thinly. You don't notice at all. It's tiled over. Now after 17 months, there's a crunching under the tiles. Screed is damaged. - If the screed installer doesn't take action, you claim the guarantee and have the money to have it repaired by someone else. It's useful. K.
