Disadvantage: if the land is cheap, then the house is hard to sell and worth little. The risk for new builds is immensely high. Location, location still counts. With us, m2 is around 800 euros, but the house is then worth a million and can be sold in a snap if necessary.

Well, it's more rural or urban, that's the question. In Rhineland-Palatinate, you only pay 10-20€/m² in rural areas, while in Mainz you can easily pay 500. Similarly, you can get plots somewhere in the middle of nowhere in Saxony for 10€, while in Leipzig or Dresden you also pay 500, if you're lucky.
