Proximity to water/view is always something great. I would avoid small streams etc. If there is little water in the summer, it starts to smell musty and mosquitoes also enjoy it.

The first built-in furniture is moving in .... and the previously massive fireplace suddenly becomes vanishingly small. The first sailors are already on their way!
