Yes, in a new development area it would probably be five plots. But we were only allowed to build on it with one house. Until now, there is now a change in the development plan due to infill development, where we were given another building window.
Probably a former gravel pit lake!
The slope would certainly make massive development difficult. It is a naturally shaped incline towards the lake.

we have an almost identical utility room. Only instead of gas, a heat pump. Your countertop is probably about 2m long. Did you have it made by a carpenter or bought it, for example, from Ikea etc.?
