It's been a long time since we presented our house designs and the building ground report here in the forum. We ultimately decided on a presumably good but very busy construction company, a regional carpentry firm. Therefore, everything took significantly longer than hoped. The construction company will only start in October. BUT some progress has already been made with the trades I assigned myself. That means we connected the construction electricity yesterday (actually way too early, but better too early than too late ), and today the earthworks started.
A gravel bed about 1 meter thick is to be installed - this will be done by the earthworks company I commissioned. On top of that comes 10-15 cm of gravel as a capillary-breaking layer, 10 cm insulation, 20 cm foundation slab, 20 cm floor structure - all of which will be done by the sub of the house builder.
As feared since the building ground report, we have muddy sludge at the base of the gravel structure. Luckily only in spots covering about 30% of the area. But there it is proper mud. In some places, an iron rod can be pushed by hand up to 80 cm deep into the ground without resistance. I already feared the worst, but the boss was able to reassure me. They will "scoop out the mush" tomorrow and fill the holes with coarse gravel. It is apparently only about an estimated 40 tons of gravel plus removal of the mud. That would be absolutely manageable and much less serious than the report suggested. We hope for the best - saving a few thousand euros wouldn't be bad either, so far everything has always only gotten more expensive than planned.
