Interesting speculation! How do you come up with the idea that it isn't the case?

I will also speculate and guess that I know my construction project better than some know their own construction project with individual trade contracts here! Because relatively little goes through the architect's/ construction coordinator's desk.

We are building very unconventionally from the coordination side. But more on that when the construction is finished.

Please don't take it the wrong way, I don't mean it negatively, as it might sound. It really seems to run completely smoothly for you, practically a picture-perfect construction, I’m happy for you, hopefully it stays that way until completion. I just somehow always notice the above with you, how you praise yourself^^

We are also building without retention of security. We don't even have a written contract with the individual companies. May not be the safest option.

Freestyler, that is Holsteiner style. They also built without a contract, only with a handshake.

Well, how should I possibly come to that? Someone who stands here and, to put it exaggeratedly, calls every craftsman an idiot who accepts a performance bond, doesn’t exactly seem like they have any clue what such a thing is for...

How well you know your construction project, I can’t judge, but it doesn’t matter here either.

Is it really allowed to withhold the money for 5 years or did I read that wrong...? I really find that crazy. If the screed is assumed to be too thin, and you only notice that after 3 years, the 5% (?) retention doesn’t help much either, then it gets really expensive. I don’t think Zaba is really praising themselves here. When you read things here, you really get the impression that a lot goes wrong in most construction projects. It’s probably also because most people only start looking in forums when things go wrong. We were also lucky there – as long as no hidden defects appear in a few years...

No, that must not be withheld. The craftsman sets up a guarantee in your name at a bank. Afterwards, you pay the full amount. After 5 years, the craftsman gets the guarantee paid out again if nothing has happened.
