Are these solid oak floorboards? Based purely on the impression from the pictures, the wooden ceiling would be too much for me, but that is purely subjective and judged only from the pictures. I really like the floor, but I also have solid oak floorboards throughout almost the entire house myself.

Very nice floor! Will this be specially treated/sealed for the kitchen, ?

It is solid oak, yes. The entire floor will still be sanded and oiled, but the kitchen area will not be specially treated.

With the ceiling, I didn’t have much choice: it is a wooden house, what you see on the ceiling is simply the intermediate ceiling between the ground floor and the upper floor. We could have had Fermacell installed over it, but since we only have a 2.50 m high ceiling and that would have cost us a few centimeters more height, we decided against it. Besides, we found the wood itself beautiful. The compromise was that it is now painted with white glaze. This way, the wood structure is preserved but not so prominent. That is okay for me; otherwise, it would have been too woody, so the ceiling couldn’t remain natural.

Just went through the pictures again: in reality, the ceiling appears whiter than it does here. More like this:

The circle in the middle is untreated, the wood around it is whitewashed.

As I said, it is subjective AND pictures do not reflect the real impression. Otherwise, I really like the house!

We also have solid oiled oak in the kitchen, which one has to be aware of as it "suffers" a bit more there. But if you just put something on it, not much happens. It just develops a patina a bit faster, but that's how it is. The floor does not like standing water, so especially if something is standing on it, it gets dangerous. If only a little water is splashed and can evaporate or be wiped away, it is not a problem. There is also a product that removes the otherwise occurring tannin stains. But then you have to re-oil!

That is clear to us, and a few signs of use do not bother us. Our house is allowed to live; it is not a showcase piece. Plants are placed on such small rolling carts anyway, so never directly on the wood, and our kitchen battles mostly take place on the countertop rather than on the floor. And whoever makes a mess just has to wipe it up. We have no children, so there is no danger threatened. And if it should be really bad: the floor is solid wood and can often be sanded down again if necessary.

What kind of product is that against tannin stains? We don’t have children, but 5 cats, and we fear that after moving in they will occasionally mark their territory in protest at the beginning (especially because they are not allowed outside at first) – this, combined with tannin, causes nasty stains if not noticed right away. Such a product would reassure us *ahem*
