For my own house, you can ask me about anything, but in the rental apartments... honestly, I really didn't care. But it was parquet, I know that. I would prefer tiles, though. The biggest damage was in the walkways and worst right at the apartment door. It was so deep that you couldn’t lay down a carpet; unfortunately, stones would often get caught there and leave nice scratches. So at least in the hallway, I would have really preferred tiles. The carpet would have only been a last resort for the parquet, but with kids and dogs, carpet is no fun either^^.

For me, only oiled wood or granite comes into question. In our condominium, wood is now being laid and glued, also in the kitchen. It is important to use high-quality wood. We decided on brushed, chamfered, and oiled oak plank flooring. Then the kitchen with a small wooden accent, otherwise it would be too much.

But we are talking here about an apartment for rent, not a self-occupied condominium. Please stay on topic. We also have oiled oak and that also in the kitchen area; I would do it the same way again. But not in an apartment that I would rent out. And that's what this is about.

Prioritize durability over style. This is not only good for the return on investment but also helps avoid potential troubles.
A continuous stoneware tile (not one with a decorative surface that can chip) would be my first choice. It also comes in a modern stone look. Tenants can make it cozy with rugs.

Neutral tiles in the kitchen I also always found great as a tenant; there are also special "kitchen rugs." I once had a bamboo mat on dark kitchen tiles. It’s also a pain for the tenant when you mentally deduct the deposit with every grease splash...
