ok, the remuneration is at least there in the email text: 27,800 euros. less than hoped for, more than feared. What do you think? Can you get a complete simple standard with underfloor heating and a large and small bathroom without a heat pump, controlled residential ventilation & tiles for that?

it will probably be sufficient for the GU standard, your advantage would be that during upgradings the GU is not pocketing money, but you are directly investing in performance. The GU has already retained its profit, it will not starve immediately.

I would rather insist that your general contractor carries out the work. You do have a contract with him as the general contractor, and his problem with the subcontractor should actually be none of your concern. Then he should just find another one, not you. I think he is making it too easy for himself.

Moreover, there could possibly be discussions later on regarding any warranty issues.

yes, that was also my thought in my main topic. But on the other hand, nothing is set in stone yet. So he can still make my life really difficult simply because he no longer enjoys working with me. Delays, higher prices for possibly later necessary markups, etc.

Warranty is clear that it is no longer with the GÜ for the trade, but I then have it with the craftsman I commission. That doesn't have to be a bad thing. But of course, that definitely has to be taken into account. I will now first get offers from other companies and see how that looks...

I am asking again if they maybe forgot the VAT again (I don't think so, but: ), maybe I can still negotiate something.

Is the insulation in the floor typically part of the plumbing trade because it belongs to the underfloor heating? Or does it belong to something else?

So precisely because of all these questions and interactions, I would strongly advise against relieving the main contractor (GÜ) of responsibility. It is his job to provide a replacement. Period, end of story. This is not tiling, where a buddy does it sometimes or chasing walls for sockets, or filling and wallpapering walls. This is a fundamental part of the house.

You now have the € value for the standard execution. He should tell you what was charged and what was done. You want something more and are happy to pay the extra cost for it. In my case, the closer laying is €4 net per sqm. It is no big problem for the plumber and with our manageable little house, I couldn’t care less about the surcharge...

If you wanted to do all that yourself, you might as well go with self-contracting and allocate the main contractor’s margin elsewhere.
