Bungalow - does it make sense on a plot like this?

I took a closer look at the plot of land. The location is indeed optimal for Cologne fans, the development possibilities more than sufficient. Some neighbors seem not to have adhered to the development plan regulations, which reinforces my suspicion that the development plan no longer plays a role.
Since the neighboring house is not that old, there must be a building encumbrance (extension or setback area encumbrance) on the property, otherwise the boundary development would not have been approved.
However, the parcel is not 650m² in size, but 697m², and that does not even include the 30m² of the parcel necessary for access that lies in front. If the purchase price is based on square meters, it will become quite expensive.

Well, Jena and the Cologne Bay only look southern German from your perspective. The dimensions of the plot look more northern German from my perspective, but the price fits yours.

One more question for you, if I may: Why do you think the parcel is still needed for development? The house is already there, isn't it? Why do I still have to acquire the additional parcel?

Parcel 352 is 697m² in size but has no access to the public traffic area because parcel 351, with its 30m², completely blocks the street. Since no one except the owner of 352 is likely to be interested in owning parcel 351, it will probably be sold together.

Maybe you should agree on a total price independent of the square meter, since the demolition costs will have to be deducted anyway at a negotiable amount. If they are acquaintances, that should be possible.
