Have them give you the construction service description (Bauleistungsbeschreibung) and check what is all a "builder’s task" or “to be done by the client.”
That can be earthworks (because only a little is included by the house builder), development, porta-potty, construction power for drying the screed, etc.
Besides that – this is actually not a MUST – there are special requests. It would be new to me if one could manage completely without them (the standard only installs what really has to be installed – e.g., only minimal electrical fittings with sockets/switches/light points. Or you want electric shutters after all. Or someone should paint the roof overhang). Which would still be possible.
Then there are legal requirements that must be met. In NRW, for example, it is mandatory to have a photovoltaic system. Your provider only offers the pre-installation. Sounds cool but will just be an empty conduit...
And to be able to live in the house, you’ll need a driveway, paving, terrace, garden, etc.

Yes, if the absolute minimum satisfies you, you can build cheaply. Still, it will be quite a bit over the €300k and then all the surroundings around the house.

Then please inform yourself in advance. A house is too expensive not to get informed beforehand about advantages and disadvantages or options.
Read up, get informed, absorb.

A house does not cause notary costs.

You can’t simply multiply the price per sqm by the sqm. At least waste, materials and tools as well as adhesive and finishing strips must be included.

Additional purchase costs, house, incidental construction costs (30-50,000 €), upgrades (some mandatory, some optional), landscaping (paving, entrance platform, and so on), garage/carport.

First, you look at what you get for the money and what you need. To find this out takes several weeks. The plot defines the house through the development plan. Often, this already cites surcharges. Green roofs, clinker bricks, complicated plot cuts as examples.
As a rule of thumb, you calculate, as mentioned above, 3,000 €/sqm + + special requests + incidental construction costs + landscaping.
If the house is offered cheaper with a catalog price, then the construction service description is correspondingly thinly equipped, so that you have to order extra or enhance it with your own work.
Town & Country is a franchise that is not necessarily recommended. It is cheap. It is worthwhile for craftsmen who can still do a lot themselves.

Good morning

We also built a turnkey house with Town & Country 10 years ago.

A Flair 110 was built, it has some special features and the then expensive KFW 55 package.

We did not want to include an expensive knee wall increase or roof windows/dormers.

In total, we ended up at €150,000 for the "turnkey house."

112 sqm
36.5 cm aerated concrete Lambada 0.08
Underfloor heating
Decentralized ventilation with heat recovery
Gas condensing boiler with solar for hot water, which at the time had won the Stiftung Warentest test as the best.

Then there were additional construction costs, many things I would have expected in the house price but are called additional construction costs for €9k and the Nolte kitchen for just under €5k

Then another €12k for supply lines on the property (gas, electricity, water, telecom, sewage, rainwater)

For €9.7k 116 sqm paving for the yard and terrace

For another €5k we did natural stone and the house surrounding.

We did the wall paint and laminate ourselves. That was enough work :) It was not that expensive, about €4k for high-quality Haro Gran Via laminate and clay plaster for the upper floor, upstairs there are drywall walls.

€190.7k in total for the house, without furniture but with kitchen and completely finished.

Is there already a specific plot of land? Besides the development plan, the plot itself also determines what and how one can build on it. Does your model house fit the orientation of the plot? Is there a slope? If so, what and how must be supported, or is a basement perhaps even the better choice? With a house tailored individually to the plot, one is almost always better off.

10 years ago, right. We bought our house 11 years ago for €185,000, current market value (estimated by the bank): €335,000 - €350,000.

Your first approximation is as incomplete as it is optimistic.
If you saw the price for the house in an advertisement, then ask for the construction description. It lists the most important items that are NOT included. Your breakdown looks as if you have almost entirely left these out.
Relevant blocks are, for example, earthworks, development, and connection to the supply networks.
With a bit more information about your situation, those who have accompanied and supported projects here for years will also offer valuable help. These people have a minimum requirement to help: comprehensive information and timely responses. To compile the information, there is the questionnaire that has already been linked. Your helpers here also want to enjoy thinking along, and they don’t have that when information has to be coaxed out of a questioner in dribs and drabs. Provide info and there will be a win-win situation.
