Yesterday had the first meeting with our row house neighbors.

Our middle house neighbor is of course not very happy that he has to support us. However, until yesterday our GÜ and I had still given him the opportunity to build deeper at his expense. However, he still has no plans - so the issue is now settled, otherwise our construction would stall.

It is getting more and more exciting: he is apparently building with an architect who also happens to be a structural builder. From him, he is getting a 2.5-story shell construction 6.5 x 11m including basement for 75k. And he is serious about it.

Roof then about 25, plumbing/heating 35 and they will do the rest themselves. This will be interesting.

In any case, we will definitely consult appropriate experts again on the topic of support so that we know exactly what rights we have as "affected parties" and what we must tolerate. The support is clearly regulated according to DIN 4123 - and this must also be observed.

I think it can be done with masonry, so no white tank for the basement. Also, you know, the 75k€ can very likely be net, maybe the neighbor doesn’t know that yet.

Our shell construction as a KfW55 house with proper insulation, white tank, with 2 full floors, drainage, on a footprint of 8.25m x 11m was at 125k€ gross. That means with compromises it can definitely work without costs for support. Keep me posted.

Laypersons often overestimate the value of a shell construction. Nevertheless, 75k does not seem too much with a basement. But who knows what is all included in this amount.

This could turn into something with the neighbor...
There will be a construction site next to you for a long time.
But well, there are worse things.

After there was nothing going on this week due to weather-related deep foundation work, my GÜ and his architect will discuss next week whether a deep foundation by us is still feasible.

It would definitely be sensible.
