Somehow it's pretty cheeky what's happening here. How is that supposed to work with 1.5m below 0....not to mention the problems that come with it

What do the gentlemen and ladies from the office themselves say about this?
Perhaps there is a relaxation in building regulations regarding heights?
Otherwise, you could plan with a basement if I understand that correctly. So the entrance would then be on the 2nd level. Back to square one.

The gentlemen from the office do not want to understand the problem yet – after three emails, the issue has apparently now arrived. Since we also met our mayor at the notary appointment, we will turn to him if necessary. There will be no relaxation of the heights, as the reference point according to the development plan is clearly the street level.

I'm curious. But what are you hoping for? A discount on the purchase price so that you can finance the basement? How likely is that?

Can you only build 1.5 floors with a basement? What about split level?

Legally speaking, we don't even know yet whether the municipality has a duty to disclose before the sale. However, many minor details were included in the purchase contract that the municipality insisted on, such as explicitly pointing out that there will be no gas connections in the NBG, that there will also be three preliminary extensions per plot for 1,000 € each for water, sewage, and rainwater, and so on. But such an important piece of information is withheld before the contract is signed? That's quite strange and almost screams negligence.

I don't actually expect anything from it – first, I have to find out if we are right. If we had had such information beforehand, the construction and financial planning would have been different. From here on, it costs unnecessary money that was not planned for. Of course, we have a buffer – but it would be very annoying if a large part of it were already spent on this.
