As mentioned, for us it was the shell with roof, divided into basement, ground floor, and attic. Classic 1.5 stories, about 135 m² living space plus basement, enclosed volume about 830 m³ for roughly exactly 100,000.-€ (however, as mentioned, with roof ([Unilin], so already insulated elements)).

Costs for the shell construction including earthworks for a 2.5-story "city villa" (square, practical, good) were €104,000 net for us. Included were: - Shell construction calcium silicate brick including base slab/strip foundations and earthworks for 1,000 cubic meters of enclosed space (approx. 11x11m, 300 sqm base area/250 sqm living area, all ceilings massive), concrete stair landing, of course also all interior walls - Ground floor cladding with 2DF clinker from Hagemeister - Upper floor/attic ETICS including plaster/painting - Chimney flue

The comparison becomes somewhat difficult when, as in our case, the roof is included, while for another it is the plaster or brickwork or earthworks, etc... As I said, I would not call it totally overpriced, but not a bargain either.

We almost fell off our chairs yesterday while reviewing the offers for the extended shell construction (incl. drywall and exterior plaster) with the architect: offers range between 122 and 155 TEUR gross for 750 cubic meters of enclosed space. If it stays like that, the cost increase in shell construction will eat up our entire buffer. Off to a good start.

If drywall and exterior plaster are already included, then one can no longer speak of the shell construction. In this respect, depending on the materials used and geometry, it is still quite acceptable if the roof is also included, which I assume since he even counts plaster and drywall as well.
