Well, the question is whether they will ever find a buyer again who wants to indulge in these good 140sqm!!! and wants to build a complicated house (mid-terrace house), while the end-terrace houses on the right and left are already standing and the gardens have probably already been done. And the houses on the right and left were built once with a basement, once without a basement. Even the access for building materials will eventually only be from the front, and so on. I think this property will not exactly be a sales hit.

However, the building ground, which was already excavated up to the basement floor slab in August, is already so softened that you cannot simply build without a basement there either. The civil engineering there is also not that easy.

How desperate is the situation with building land for you? The small building plot with quite a high price actually suggests that the municipality does not simply reclaim the plot as such. But maybe the municipality generously waives its repurchase right if the current owner finds a willing house builder?

The shortage of building land with us is enormous. In neighboring municipalities, up to €1000/sqm is demanded for some plots. Therefore, we will try to steer the matter in the right direction: either buy the garden ourselves. If the plot must be developed, then our [GÜ] should consider it. He has had an excellent reputation as a builder for over 30 years and is well known in our building authority.

I contacted the neighbor directly today: he apparently does not want to sell.

But whether that is actually true, I do not know. I have directly asked him to send new civil engineering plans and a new soil report.
