With any other seller, I would suspect that the majority of (then official) judges would see this as force majeure – here, with the seller who is simultaneously the municipality, I also see the administrative legal route opened and a different attitude towards casually carrying out a concealed "raised" development during the sale. Among twenty property buyers, isn’t there at least one brave young lawyer or someone related to one? The next mayor will probably be put forward by a voter group or a minor party.

So... I have now been in contact with the site manager of the earthworks company currently carrying out the development work.

"I already have all the stuff anyway - we'll take a look at it together." I just like the guys from construction.

Later inspection and then an offer - probably a concrete retaining wall for the middle house, since the plot is built on, and on the other [REH] sloping or L-shaped stones. Let's see what the price is.

I just had contact with another builder in the area - however, they are building with timber frame construction: but they are not making a concrete retaining wall, instead they are placing a total of four shaft rings with a diameter of 100 cm each along the entire length of the house at the boundary. This would be considerably cheaper than a complete retaining wall.

Can he do that because a prefabricated house is significantly lighter than a solidly built one?

Has anyone ever heard of that?

After our GÜ has now discussed with the soil surveyor, a solution with reinforced L-beams as well as backfilling seems possible. Afterwards, approval and plate load tests will be carried out by the soil surveyor. We are now waiting for this offer and, as an alternative, the [„Sparkeller“].

However, a new element has now arisen: since this week there is a buyer for the middle house. He knows someone who in turn knows someone who will build the house with a basement in solid construction turnkey for 250k - well.

He is already informed about the issue of support - however, I cannot judge whether he is aware of how expensive this really is. I am not quite sure about his estimate of the house price.

Therefore, there are still many factors to consider until construction starts in five weeks.

In the meantime, we have already chosen almost the entire house this week: stairs, floor coverings, sanitary fittings including tiles, exterior and interior doors, etc. It was exhausting but fun.
