...don’t forget that in the €230k, €30k for the architect and €7k for the structural engineer are already included. So pure construction costs are €193k. For 150sqm + WU basement (is that actually supposed to be a white tank or “just” a basement with WU concrete?)!

It's a white tank. Exactly, including planning costs. Pure home construction costs are just under 200k. I could rely 100% on my family and my wife's family. For complicated things, there was always a master craftsman of the trade on site. Sabbatical year... vacation and overtime reduction. I did most of the shell construction myself (from the UK basement ceiling, whereby the basement was quickly built with prefabricated elements that only had to be concreted). Someone wrote here what a few bricks should cost. I agree with that. Expensive was the sealing and the "small stuff". The roof, for example, cost me including 35mm Steico boards, clay roof tiles, roof window Velux (114*140), 180er wlg 032 batt insulation, all foils, sealings, tinsmith work, etc. A whole 8k. That for 140 sqm of gable roof area.

But you should always mention that these are almost purely material costs.

...and yet only half the truth.

To balance that, you should consider the lost sabbatical year, probably 643 crates of beer, 2 crates of mineral water, 356 sausage rolls, 15 cheese rolls, I won’t even guess at any cash amounts on hand, a few euros to the BG, and probably the obligation of 1000 working hours on the other side when the time comes.
Don’t get me wrong, I find that impressive, but since you represent about 1% of all builders who register or read here in the forum, your statement only distorts what applies to 99% of the builders here.

Yes, I agree with you on many points here. I also felt out of place in this forum and had the wrong expectations. Luckily, I didn’t have to pay for family. The master craftsmen invoiced on an hourly basis (an advantage when you are a member of a football club and have a large circle of acquaintances). BG costs €1.80 per helper hour, although my wife and I did a lot ourselves. So, let it be a few bucks more. I paid for the beer and the rolls out of my current salary. Overtime is not paid and has to be taken as time off. So far, it really has been fun every day; I haven’t regretted the build for a single day.

Great that you managed to do it like that. Just don't forget that many people don't have the time, have two left hands for it, and are completely overwhelmed by an Ikea instruction manual
