Build a terraced end house with an additional unit (GÜ) on your own

That’s money, and it hurts some people. The basement probably won’t be any fun and won’t be accepted.
Or would you just have that money lying around? You have also partially saved, for example on the stair landing. I would have started there too and built it 40 cm x 40 cm bigger – the stairs are defended as if they are optimal. And don’t tell me it wasn’t ultimately a question of price.

Since we apparently now have a middle-house neighbor, I wanted to give him one last chance before the start of construction to choose whether he wants to pay for the foundation footing so that he doesn’t have to support it later.

I suggested to him that he could pay the difference between our backfill and the foundation footing, so that he wouldn’t have problems later with his basement construction – the additional cost is probably between 10-15k and would be solely to the neighbor’s advantage. Whether our house is backfilled or founded on footings is irrelevant for now.

The retaining wall towards the neighbor would then have to be built to his future basement depth – however, the remaining area must also be founded, otherwise differential settlement could occur. Simply building the retaining wall and then backfilling has been explicitly not recommended by our construction manager.

According to neighborhood law, we shouldn’t benefit from this anyway, otherwise we would have to repay the amount.

After consulting the building authority and a phone call with our construction manager, our construction start date of 01.10. still stands – in the development area, only a few patches of paving are missing. Road closure for the construction crane as well as construction power have been applied for – a geotechnical engineer for conducting plate load tests and dynamic probing has also been commissioned – at about €600, this is also “relatively” inexpensive.
