I'm not criticizing, everyone has to decide for themselves what they want, most people currently choosing to build a house want to upgrade from an apartment.. in my circle of acquaintances no one lives a luxurious life, yet everyone built over 135sqm with 2 children... I don't think it's right to consider 116sqm as a practical standard, we're not talking about luxury.. you also have to think further, narrow winding stairs, no basement, no storage space, .. no terrace? That also counts as living space, many have it nicer in their apartments. That's not enough for me to talk 120sqm up as a maximum limit when people who have never contributed anything to Germany yet can live in large apartments for free with 3 children..

In the basement / storage room, all our 3 apartments had both..

The goal here is to support families who can no longer afford it, so the approach is correct. Because anyone who can afford 140m2 or more really doesn't need this support.

Regarding terrace and living space, it first counts only as 50%, and what if it suddenly becomes larger after 1-2 years?

Oh, and when I look around in our residential area, everyone who built 140-150m2 without a basement has misused the garage as storage space, so you could in turn say how can anyone build without a basement...

or how can anyone build with a knee wall, etc.

No one is stopping you from building bigger, only then like everyone else at your own expense. Or are you jealous?

I do know that. They go up to 145 sqm. Then you have 50 sqm per floor. That’s three stacked 1-2 room apartments. I’d say, they squeeze the maximum room size out of the constraint to build on as small a footprint as possible. For that, you get lots of stairs, narrow dark little corridors, slanting ceilings.

They call their projects "residential parks." You can leave it at that.
