The Berlin real estate research institute empirica publishes calculations on the effect of the Baukindergeld in cooperation with LBS Research.
Assumption: You can afford a new build if the annuity is max. 35% of income and 25% equity can be provided. The Baukindergeld for 2 children increases the equity.
Result: With 2 children, on average 50% more families can afford to build, in some federal states even 80-97% more.
Since the rate is fixed to income, only equity can be the lever and that depends directly on construction costs.
On the same page is a map that calculates the share of the Baukindergeld for 2 children on the total average construction costs for a new build in 2018. New build means: 140m², 5 rooms, basement, 600m² plot, medium equipment.
For Sachsen it shows 11%, i.e. house price ready for occupancy with plot and ancillary construction costs: 218k€ ???
For Bayern (incl. bay. Eigenheimzulage): 10%, corresponds to 400k€
NI, RP, SL, MV: 10%, corresponds to 240k€
Sachsen-Anhalt: 13%, corresponds to 184k€
Weird, these average houses...
