Wait with the building application because of the child construction allowance

Here, the date of the building permit counts. The purchase contract only refers to the existing property. But the interesting question would be: Can a developer actually apply for building permits in their own name without a purchase contract from a client? That is, in advance, so that the construction/purchase process goes faster?

Ok, the building permit does not technically exist yet, as the plot has not been surveyed yet.

The developer remains the client, so "for themselves" is clear. Moreover, strictly formally, anyone can submit a building application for any property. So it doesn't really matter anyway.

But that also means if the building permit is "approved" and sitting in the drawer with the developer before 30.06.18 or even worse before 01.01.18, there is neither child home allowance nor homeowner subsidy.

Pretty stupid if you theoretically meet all requirements but a building permit for the parcel of land as described above already exists.

Or does the notarized purchase contract apply for the developer? I don't think so!

It is also interesting that inherited or gifted properties are excluded from the subsidy. I assume that the child construction allowance will behave the same way!

My suspicion is that the funding guideline for the child construction allowance is already finished as a draft and lying in the federal government's drawer, and the Bavarian subsidy simply copied it.

Exciting because it is the first finished and most current funding guideline.

I would have said the purchase contract counts as when buying an existing building, since the client is the developer and you are buying a finished building.
