It's possibly whispered behind closed doors that the fancy bathroom was only made possible by the Baukindergeld.

But here it's already a catfight: as soon as something is free, elbows come out, lies are told and cheating happens. The plans are already tuned in advance – from a mega utility room to an actual hobby room. Reminds me of the KfW subsidy for every single apartment ...

If these numbers are correct..... it just makes you even more angry.
The budget then only amounts to a fraction of the original budget.
180 million...... as can be seen from the press just now, we alone pay Jordan 384 million euros.....

Maybe the CSU has also realized that it cannot afford to pay the [Bayerngeld] on top to so many families. The restriction at the federal level comes in handy then. It is strange why Seehofer agrees to such a lazy compromise. And especially in Bavaria, larger buildings are often built in rural areas.

just a quick note on the WoFIV calculation. Here you have to clearly distinguish which side you are on: are you the builder, tenant, apartment buyer/seller!

As a builder, you would feel a bit fooled by your architect if he includes 25% or 50% of the terrace in the living area, right?

As a landlord, you can follow the WoFIV guidelines! But you don’t have to. If you are a return-oriented landlord, you fully or half include the terrace in the living area and see if the tenant reacts. If you are a social person as a landlord, you don’t include it at all.

And now comes what we are currently discussing. How could the government calculate the living area for the Baukindergeld? The correct answer is, we do not know.

It could be according to DIN277, so all basement builders but then also all pitched roof builders would lose out.

Or according to WoFIV but here too, no one knows whether the terrace is included at 1/4 or 1/2, because both values are optional values (...it says up to...). Thus the maximum is half the terrace and the minimum is 0% terrace.

From an architect <-> builder perspective, the terrace does not belong included in the living area.

I was already referring to a private investor. But even in the case that a GmbH is interposed, capital gains tax and an additional solidarity surcharge still apply.
