Do you think I would voluntarily build with a basement? I would have gladly saved the basement. Unfortunately, that is not possible because we have a slope. We searched for a plot for 5 years. As a layperson, you take what you can get.

That's right! Or the terrace is simply planned smaller.

At first I thought it was crap, built in 2017 with just under 200 sqm of floor space. But now it makes sense. A well-designed 120 sqm new apartment is more than enough for 4 people and such housing should be promoted, well-connected living space in central locations with access to public transport and local mobility by bike and on foot. All those huge houses somewhere 15 km outside the nearest big city or even further are pretty much useless in terms of the future, when the mobility transition hits. Cars will be banned from cities sooner or later, yes, even e-cars. This ecological transformation is already fully underway in many European cities. Those who are not directly connected to the public transport network or, even better, can reach everything important on foot or by bike will have problems.

And yes, rural flight keeps going and must continue. Only with sufficient density can local supply, infrastructure, and ecological reasons be combined in the future. Whereas in the past there was a supermarket in every small town, today in rural areas there are places where you have to drive 10-15 km to the next supermarket.

Surely, it only concerns the floor areas according to DIN277; everything else is not comparable. So all utility rooms, etc. are included, terraces, etc. are not included.
