With us, things continue to go up. Strongly up. I observe the development out of interest and am always amazed at the prices the houses go for (and very quickly too). We could already sell our house again this year with a big profit compared to last year (of course not net, due to incidental purchase costs/early repayment penalties, etc., but we could sell without a loss after just one year).

3 should not work, as so far it has always only been about the initial acquisition of real estate

In our neighborhood, a house (built in 2016) was just sold for a flat 500k. It is a real "cheap build" with 130 sqm of living space on a 500 sqm plot in the suburb, without a garage or any fancy extras. The owners won a bid in the municipality's land lottery for a new development area, which is therefore worth real money.

If children lived there before, there is no child building allowance :-p (or also before, if both bought as a couple)

I certainly hope that it is the purchase contract and that the income from 2 years prior is calculated.

Ah, you want an answer. It is the notarized contract and the last two tax returns.
