Construction costs for a single-family house 190m² + basement including a granny flat

Yes, architects and their estimates...
We once also went to an independent architect and had preliminary designs and a cost estimate made.
The budget was 400k at the time and he came up with a plan of 550k. Set 425€/m³ as a simple standard without a basement for 240 sqm of living space.
I then took the plans to a colleague of my father who is a construction contractor, who said SF was about 400-450k for the design.

But 355k for 138 I find quite a lot already. Are the ancillary construction costs and fees already included in that?

Fees and ancillary construction costs + exterior facilities are still separate. Therefore, I am particularly surprised by your numbers. With everything included, we should come to 415k€ excluding the land.

Of course the basement apartment packs a punch, and a good one at that! More bathrooms, a kitchen, built into the hillside and therefore proper windows, generally a cellar of living space quality. Possibly even an outside staircase, the heating, the stove, ... all nice goodies that each cost five-figure amounts.

Go with your plans to a general contractor and have them create an SF offer for you, even if it's just for security. I assume you don't have a basement included? Then that would be a bit overpriced in my opinion.

As I already mentioned in another thread, my coworker built for 350k in 2015/16.
160 sqm of living space with similar equipment + separate usable space due to the hillside location.

I got several offers, the most expensive was 480k including incidental construction costs with top equipment.
Tiles everywhere, even the basement tiled, electric shutters.
Plastic windows. The only things done by myself were the structural planning and building permit.


I don't understand it either, how everyone here somehow thinks the price is reasonable. Have all those who say so built similarly large?

One should create a thread where everyone posts their construction costs. Preferably with plans and descriptions of construction services, as well as location.
Maybe everyone who considers the price realistic had their bathrooms gilded.

You don't seriously want to claim that the few windows + interior finishing cost 100k+?
There probably won't be more than 3 bathrooms in the OP's case, right?
And the kitchen is generally not counted in the house price anyway.
