Then it is even less; even if technically something would remain at the end of the balance.

The 72000 comes in over 10 years; all the costs/fees now.

Subsidized is the initial new construction or purchase of owner-occupied homeownership in Germany. If owner-occupied or rented homeownership for permanent use already exists in Germany, funding with Baukindergeld is excluded.

Here, the second sentence of course does not replace the first, but only complements it.

Sorry, but the requirements are quite clear and unequivocal.
Everyone affected is entitled to apply to the KfW. But what is being discussed here — selling to buy again — definitely does not demonstrate intelligence. Not to mention the additional costs incurred from selling, moving, interim renting, buying and repeated moving.

And some other statements, for example, some have already directly inquired at KfW.

Everyone can judge for themselves in which constellations this makes sense and when not.
IMHO, it is not crazy to think about it and play through scenarios. Especially if you might want to sell the property anyway...

"Can I apply for Baukindergeld if we already own a residential property?
No, we only support you if your new home is your only residential property in Germany on the day you sign the purchase contract or receive the building permit. A holiday apartment or holiday home does not count."

And as already said. The note regarding the home ownership allowance can also be found on the KfW website.


At least I do see a few scenarios where it can make sense (bought a student flat, or inherited an apartment).

However, if the only property you own is the one you currently live in, then that is quite a balancing act to be discussed.

If it fits, why not? Subsidies are there to be claimed.

And if you transfer within the family without real estate transfer tax, set the sales price high because the depreciation (2% p.a.) also falls under taxable income if you sell within the 10-year speculation period. So inform yourself in advance about the pitfalls of tax law.

One should not forget the registration confirmation. So, that you have to pass around not only the apartments but also something else (namely yourself).



In the private sector/agriculture, there are consultants who specialize in subsidies and funding programs
