Work planning single-family house 180 sqm flat roof with basement & double garage

Unfortunately, the direction of the stairs is not indicated, but the staircase starts from the basement and I still don't see how that is supposed to work.

I would neither like the basement stairs coming out into the living area nor would I like the starting point for the stairs to the upper floor to be in the living area.

I also would not like the granny flat at all, so the question is, who is supposed to live there? It's also not a nice terrace situation for the apartment, right in front of the garage.

Main apartment .... I would swap living/cooking ... I always find the kitchen facing the terrace more practical than the living room facing the terrace.

I also find the entrance arrangement for the main apartment very unfortunate.

I also wouldn’t want to rent the apartment as a single. The only true window is the one that has to look onto other people’s cars and people. No privacy. I don’t even know if the rest (bedroom) can be recognized as living space. Staircase to the basement from the dining room is common in a terraced house, avoidable in a single-family house. The room layout upstairs should match the size of the one downstairs. I don’t see a cloakroom. The staircase is probably too short. The furnishing of the living room would probably be my least problem, unless you really have such a long sofa and want the fireplace there, where it is drawn without depth. But then with a shaft and combustion chamber [emoji6] The windows in the exterior view have absolutely nothing to do with the floor plans, right? Was there really an architect involved?

First of all, thank you for all the feedback.

The staircase would run from the north to the south of the plan. From the basement to the ground floor it is a double turn, then straight to the upper floor.

Yes, the kink in the gallery needs to be removed, that can easily be changed.

The sizes on the upper floor are perfect for our ideas. Only the bed and a TV should go into the bedroom, in the dressing room there should be a "island" in the middle, hence the size.

Regarding the [Einliegerwohnung]: we are remodeling it so that we can accommodate part of the grandparents if needed. In the meantime, it should be rented out.

The problem is that the driveway to the property is located in the south, but nothing can be changed about that. We have wishes such as direct access from the garage into the house, garden on the ground floor level towards the south. If you want to put all these requirements into one floor plan, the only option left is to place the [Einliegerwohnung] in the southeast.

Do you have any concrete improvement suggestions?

It is still cramped, you end up pressed along the wall. That doesn't fit with the house.

In the bedroom, the question also arises: where is the headboard of the bed placed? In front of the window?

And, garage ... what kind of cars do you drive? Many are indeed up to 5 meters long, so you can no longer pass in front of or behind them, and driving out is only possible in reverse - right?
