Before you jump for joy about the little house. I assume you already live in the property yourself, and it is your only own property? And you also partially financed it?

Then you will most likely come to the conclusion that it is a crazy idea (after all, the notary wants to open his wallet twice; the banks registered in the land register won't easily go along, and the strawbuyer/seller also has to play along).

There would be notary fees twice, the fees for the land registry office, the property transfer tax... And the concern about what the bank will say... Oh man, I guess we’re definitely out after all. It would have been too good to be true.

If it weren't for the real estate transfer tax and the notary fees. Also, with financing, the bank has to cooperate and there might be a prepayment penalty... It's hardly worth it.

Theoretically, you can sell your house for 1€ and buy it back, so the real estate transfer tax and notary fees remain relatively low. However, the bank will probably not go along with such a game. In the end, your funding will be denied anyway, and if you then sue, there will be nothing left...

Yes, sure... But you still have to pay the property transfer tax at least on the market value... just as a heads-up, in case someone is considering it. The tax office can't be fooled that easily.
