Detach yourselves mentally from the house! In metropolitan areas, more and more multi-family houses are being built with etw. They fit in there. Ever built a house in the Frankfurt area? You’re involved with 800k there. But you also earn more. A firefighter, nurse, or bus driver can’t build that.

Besides, this is not about whether 120 sqm could be enough for a family of 4. With 1.5 floors, a gable roof with 45 cm knee wall, that is sufficient.

It's about the principle. In other words, boasting arrogantly that we help ALL families in Germany who want to purchase a property after 01.01.18 and then certainly exclude 75% of families with this imposed upper limit. And then wanting to be celebrated for having introduced a Baukindergeld.

It is 1.5 stories and will remain so. The furnishing is not ours, apparently their architect software did it that way. We will change the windows a bit anyway, also the bedroom and bathroom upstairs.

I didn't rave about a 16m2 children's room... I think that referred to a prefabricated/show house. As far as I know those are normal doors, I would have to check again.

But yes, of course I would have liked to plan two stories with a hipped roof, with a basement, with a sauna and with a swimming pool, but the money isn't enough.

You are exaggerating. I have none of that, except a basement with 2.2m height and 2 full stories with 138sqm. It’s not about 175-220sqm; it’s about a contemporary size. That’s not 119sqm with 10sqm utility room as a single-family house.

This is because, according to the prevailing legal interpretation, a utility room counts as a storage room, since not only laundry is washed there, but also storage space for dirty laundry, cleaning utensils, ironing board, ... is provided, and this type of use is generally understood as common. Therefore, a utility room within the apartment fully counts as living space. If you really only want to have a washing machine and dryer there, then this will probably only be accepted for a room size that is not suitable for anything else.
