I see it the same way: the reference point for whether someone is in need of support is not how big the house is but how big the assets/income are. A limit on an annual income of, for example, €60,000 would be quite reasonable. Ultimately, it is about turning the whole thing into a non-issue. There will hardly be anyone with an income of €105,000 who then builds a 120 m² house. An exception might be the Prenzlberg families, where you really can’t afford any more. It’s also about the purchase of existing properties. And these are often larger.

So and now turn your floor plan into 2 full floors and it no longer fits. In the floor plan the closet is in front of the window. Great!

By the way, are those all just 78cm room doors?

It is one and a half stories and will stay that way. The interior is not ours; apparently their architect software made it like that. We will change the windows a bit anyway, also the bedroom and bathroom upstairs.

I wasn’t raving about a 16m2 children's room... I think that referred to a prefab/show home. As far as I know, those are normal doors; I would have to check again.

But yes, of course I would have liked to plan two stories with a hipped roof, with a basement, with a sauna, and with a swimming pool, but there’s not enough money.

I got something like this from the architect, however, the utility room (11sqm GF) is listed as 10.6sqm living space according to the Living Space Ordinance by the architect.. no idea why.
