Just take a look at Immoscout, it’s really sickening.... and 65km is doable, in a cow village, sure. Everything with S-Bahn or regional train is just overpriced.

So we were lucky with the plot and pay about 221,290 € including additional costs per sqm because we bought it from the municipality (with application and all that). On the open market, you already pay around 350 €/sqm in the area. Plots are usually > 700 sqm, in the countryside you want your open space. Now put your 350k house on it. ~600k. Prefabricated house maybe 500-550k. With an annual income of 75k, so let's say 3000 € net per month, you might then pay 1500 € per month for the loan. And: No more S-Bahn. That means with two working people, perhaps two cars are necessary. In the S-Bahn area it's just crazy. In Olching, people pay 800,000 for 650 sqm. And Olching is not exactly beautiful or has anything special to offer.

...I took a look at it. I would be lying if I didn't say that you can get more house or a better standard elsewhere for the same money. But you can find nice houses under 600k€ 35km from MUC. With my 550-560k€ 30km from Nuremberg, I'm not far off either. But as I said, you simply get more for your money.

In the north, it's still possible in some places, but mostly these are quite old houses. However, if you are 35km away from Munich, for example, terraced houses are already quite affordable to rent again. You really have to ask yourself whether you want to pay significantly more monthly just to own a 75-year-old mid-terraced house by 2055. In certain areas, the land might then be worth a lot and the calculation makes sense, but it's really bitter when you compare that with other federal states. And no, the salary here is not so much better that it evens that out.

In my search, I scoured practically every district. The price increases were between 6% and 12% per year over the last three years. Now the prices are slowly reaching a plateau. Not even 5 Baukindergeld payments can make up for that.

What should also be clear is that these are not amounts manageable with a household income under 5000€. Especially not with 100% financing.

Hm, how does the tax office know that? It's owner-occupied ... and property tax comes from the city .... and yes, five years ago we would have paid at least 90k more by now. Just thinking about selling to my wife below value.
