As much as I would feel sorry for the GF and the employees. If the shell with the roof is standing, I would switch to awarding individual trades. Half the way would then be done. But I don’t want to unsettle you. You also have to get the trades first. It will work out. Keeping my fingers crossed for you.

I would too, but so far we only have a sand slab. I almost think that it's still too risky for me at this stage. We have too little knowledge about construction for that. For now, we're just creating the conditions to actually be able to terminate at short notice (requesting the guaranteed but so far not provided completion bond. Of course, that won't come now unless they happen to have one lying around somewhere. But then the VOB/B still applies) and are already conducting exploratory talks to see if there is someone nearby who can build something for us at a reasonable price on relatively short notice. Apparently, a few companies have a social conscience and sometimes prioritize insolvency cases (especially those with small children). But this is probably getting off-topic here. I should have started a blog; our construction project seems like it’s going to be interesting.

No, you just don't understand it correctly. Just think about what remains monthly for a family below the Baukindergeld income limit. The requests come here constantly in the forum. In this income bracket, they can pay a maximum of €1500 per month, and even over a 30-year term, that only adds up to a loan amount that usually does not suffice for the current land and house prices. That means... I repeat: without solid equity, people cannot build. Baukindergeld does not fundamentally change that.

Where should the equity come from, for example, from inheritance, family donations, etc., as I said. But that is not the majority of prospective builders who can rely on such external support.

You’re not going to tell me now that you can’t get a house placed on a plot of land in the Erzgebirge for 400T€.
