I said it will definitely be cheaper, and I think so because as a homebuilder I have spent months poring over catalogs and reading forums and know V.’s prices compared to others. Houses are mostly AB-prices, like with cars. Here in this forum (or anywhere else) you can read how many euros you have to calculate per square meter, how much additional building costs need to be included, and that you should learn not to go for the palace with the stars if a) you don’t have a budget and b) don’t know how. You just need to read the last 10 posts in the subforum: everyone has the same questions as you... and your answers are everywhere. Why don’t you just ask Viebrockhaus for the price? And go to an architect with the plan and ask what amount he expects. Why should it be hard to find a construction company? Check out the new development areas, ask builders in the area. There will be companies nearby, and they often have a small price list for their model houses. That may not be your dream house, but you can derive prices and compare and update your own calculation. I rather believe that you have not properly informed yourself yet and have not reached out. Otherwise, you would know which of your wishes contain the costs and that your wishes simply are not feasible. With a construction company you save because you don’t have to pay for Viebrockhaus’s marketing or the tent that provides the construction time guarantee. But even then you will still be 100,000 - 150,000 over your budget with your wishes. Consider whether you need a basement, double garage, and Kfw55 etc. Then I wouldn’t insist on Villeroy & Boch and other brands, others are just as good. Additional costs for the design will come your way. How much living space do you need? Eventually, you will be able to make your calculation (with the help of this forum) and arrive at your budget. But one thing I can definitely tell you: you can live well without little turrets.

You wrote at the beginning: "We have 275,000 EUR available for the house [...] as well as a buffer of 25,000 EUR." Where did you get this number? Have you ever talked to an independent mortgage broker?

If this is fixed, you can forget your current desired floor plan; with your equipment wishes, it costs many times more. Even if you do not want to realize it with the estimated colleague competitor!

Maybe you first take up the suggestion of my predecessor; then you will see much more clearly what you can afford for EUR 300 thousand. Although the price per sqm/living space decreases with increasing house size, there are still considerable additional costs in house construction that also need to be covered.

I can sign off on that.
We had to suffer bitterly for that.
Great price, contractor goes insolvent after the topping-out ceremony... and even though you did not overpay and according to the appraiser the created value matches the paid price, you are totally ruined. The contractor apparently calculated quite creatively... we could not finish the house at the calculated price despite massive own work. The savings book is empty and you even had to go back to the bank again.
I wouldn’t wish that on anyone....

Here’s a rough overview as a ballpark figure for REAL total costs:
NRW, outskirts of Dortmund (land price 190 euros/sqm)

360,000 euros

10 by 10
fully basemented (no living basement, unheated)
KFW70 with gas condensing boiler and solar
rendered facade as ETICS
nice bathrooms (high-quality, but not decadent. Villeroy & Boch in the main bathroom, Keramag in the guest WC)
concrete stairs
flooring high-quality tiled, including concrete stairs (the tiling (!) alone cost 5,000 euros)
no garage (unfortunately not affordable anymore due to the insolvency drama, we have to save up for that first)

Not included in the price, as own work, are also:
walls
ceilings
attic extension
basement expansion
all exterior facilities

Incidental costs also quickly go far beyond what the friendly bank advisor or general contractor (who according to contract is not responsible for the site anyway) estimates.

We have, just to get a feeling:

Telekom
electricity
gas
water
sewage (in some cases you have to pay extra shares despite a developed plot!)
surveyor
soil survey

already paid a neat 13,000 euros.

Here are a few funny details.
Price "A" is according to the builder’s calculation (which I "stole" from him at the last meeting, which one is not supposed to say out loud)
Price "B" is the price realized after tough negotiation and partly with many good contacts.

ETICS facade with plaster:
A: 14,800 euros
B: 24,000 euros

Drywall (collar beam ceiling, insulated and OSB, roof insulation, complete ceiling and sloping walls in the upper floor clad with GK, filling, etc., all airtight for KFW tralala)
A: 4,900 euros
B: 11,000 euros

Heating & sanitary: (gas condensing boiler, 7 sqm solar thermal, 400 l storage, underfloor heating on ground and upper floor, towel radiator in bathroom, additional radiator in attic studio, outdoor faucet, additional water connection in basement, additional urinal in guest WC, two washbasins in main bathroom, floor-level shower with rain shower, 1.80 m (inside measurement!) bathtub, etc.)
A: 18,000 euros
B: 25,000 euros

Interior plaster (we are talking about a lean 700 sqm of wall surface to be plastered!)
A: 3,000 euros
B: 7,000 euros (and that was already project price level thanks to "Vitamin B"!!!)

All prices incl. tax

Certainly, you cannot use this isolated, it always depends on the individual wish... but you get an idea what happens when you want to buy "cheap" (or try to).

Trying to save money ended up costing me 40,000 euros in the end.

It almost always proves true: no matter what starting price is called out at the beginning, in the end, you pay roughly the same. We maybe paid €10,000 more than with other house providers, but we had a secure feeling and can be sure that in an emergency someone will come and fix the damage. You just have to know if it’s worth it to you.

As I said, we have a single-family house with just under 150 sqm of living space and no basement. And it is so big and spacious, bigger would be eerie for us. Our first child is now 6 months old, so currently doesn’t need their own room, and the second children’s room is currently being used as a guest room. All bedrooms/children’s rooms are at least 18 sqm in size, which far exceeds the size of rooms in rental apartments. Plenty of space, even for young teenagers.

You always have to think about the size of the house in 20 years too. When the children have left the house. What do you do with so much space then?

In the end, our build now has a 4xx xxx€ figure before the total sum. That includes everything, like the plot, furniture, kitchen, moving costs, and so on ... but if we had known this number before deciding to build, we probably never would have started... And yet we regret nothing. The monthly burden is very close to the last rent, but we know that if we diligently make extra payments, the house will be ours in 20 years. That is a good feeling. In the motto: small but mine. The only annoying things are the missing basement and the missing garage. But if you just get rid of your stuff, you can manage without them too.
