It is definitely recommended to plan with a prefabricated house in such high-price regions, those things are great too. Nowadays there is nothing to complain about. Solid construction always works, you can't go wrong with that... but in some regions the prices have simply run away.

Can we clarify this briefly? I want to buy a multi-family house myself in 5-10 years and use it as a capital investment. I always thought GmbH isn’t worthwhile. But it is worthwhile, right? Of course, I would prefer if the liability issue also remains with the GmbH. So for example, contribute 20% equity, finance the rest through the GmbH and without a personal guarantee. Is that possible?

Did you consider that the 90k and 105k are taxable income?

With 90k you are allowed about 115k gross household income (1 child)
With 105k you are allowed about 137k (2 children).

These details are afaik not yet known (also interesting for us, No. 2 is coming in October. However, the offer is of course not valid that long). Until now, it always sounded as if the work contract didn't matter at all and only the date of the building permit was decisive.
