I got something like this from the architect, but the utility room (11 sqm gross floor area) is listed as 10.6 sqm living space according to the Living Space Ordinance by the architect.. no idea why.

Have now done the calculations. If the study becomes a laundry/drying room and we build with 42.5cm bricks *ahem ahem* we would be at 119.89 sqm.

Now I just have to make the terrace disappear
