A single-family house with 2 floors without a basement (with one is even more "luxury") with 2 children's rooms and a guest WC+terrace for 119 sqm is a joke, with 2 hallways and a substitute solution for a basement through an additional room at least 135 sqm are necessary, otherwise I don't need to build a house..
