I took a look at the Flair 125 from Town & Country. The starting turnkey price in our district is well below 2,000 euros. Land prices vary. Even in the district town, you can stay under 400,000. You just have to build below the forum average.

Exactly. We are still before the construction phase (starting mid-March), but the selections etc. are done and we will end up at roughly 320k for the house (without land but including additional construction costs and kitchen) for the Flair 152. That includes things like air-water heat pump, underfloor heating, barrier-free shower, etc., but it is not an individual architect house, just Town & Country... but that’s enough for us... The land, a bit over 700sqm, will be about 30k more with additional costs.
And there are certainly areas where it is even cheaper.

That includes fun stuff like air-water heat pump, underfloor heating, barrier-free shower, etc., but it is not a custom architect’s house, just Town & Country... but that’s enough for us... The land is just over 700sqm and with additional costs another approx. 30k.

For us, it would already be 290k€ (house and land) barebones included.
I don’t see your 320k as that cheap. But that’s another topic and does not belong here.
