Pipe plot, preliminary draft single-family house 170 m²

What exactly do you want, please? I asked whether laypeople – yes, these people live in houses – could imagine it like that. I don't want to know if the structural integrity holds, or if it wins a prize...

Putting the exterior views aside: I think the layout is good for a family of four! Maybe I'll see details tomorrow that diminish the "good". But I also like central communication spaces

I wouldn't like that the house is not open to the west. The arrangement of the windows is too uniform for me - I prefer it with contrasts! And a lot of money will - so I think - be wasted on the projections and recesses as well as the flat roofs. It's probably not worth it.

Okay, thanks. I moved the utility room a bit to the north and adjusted the windows. Now there is more window area on the west side and the house indeed seems somewhat friendlier for arriving guests (who will be coming from there) – the roof could be extended – that is, up to the southern boundary of the kitchen – and it would have something right away where you could put a drying rack directly outside the utility room without it getting rained on – see new attachment.

Today we sent the last questions to the planning office and are now curious about what they have in mind when it gets started – hopefully they will put some effort into it. Maybe something completely different will come out. So far, we haven’t seen any single-story floor plans on the internet that meet our room concept (3 children’s rooms, a bedroom that fits a canopy bed) – and if they did, they were always much bigger. The planner can hopefully also give us information about costs. We have read that flat roofs aren’t actually that much more expensive.

Who is hiding behind the term "planning office"?
A freelance architect directly commissioned by you with experience in designing canopy bed-compliant bedrooms?

Regarding the last two drafts (No. ?): Projections and recesses and their number are a matter of taste, although often unnecessary. However, these should be well planned and executed, as otherwise the connections can be problematic. And the planning costs are included in the price anyway, no matter how many contracting parties they are divided among.

Thank you for the comment - without jumps forward and backward we would prefer it - costs certainly play a role but almost even more error susceptibility/robustness in execution. We have approached the current square meter number from above, originally about 200 to now about 165 without losing much function (in our eyes). This somewhat strange shape then resulted. We first had to become clear about what 8 m², 15 m², 25 m² etc. mean in many rooms and how we feel in such rooms. The planner is a freelance planning office - not an architect. I think our project is actually not that complicated - our demands for form and style/aesthetics are also not particularly high. We have a room concept and certain material wishes ([Kalksandstein], [Erdwärme], [Klinker]) and of course the specifications of the [B-Plan] ([Grundflächenzahl], single-story and adaptation to the surroundings). The plot has no slope, is oriented north-south and rectangular - the only special feature is possibly the access from the west. It has already been noted that an access from the west would be ideal, but so far we have not found a solution here that did not end in a row house or very long corridors - but as I said, maybe the planner has an idea.

We did shadow measurements last week (at different times on the property with a tape measure to sketch the shadow boundaries). We had to find that from the south we always have about 16 m of shading – in other words, if we want sun at all during the "dark" season, the terrace should start more than 16 m from the southern boundary. That would mean we either have to place the house orthogonal to the driveway (but then we would have no sun on the terrace until about 11:45 am) or build a narrow house. We now have a design for a 7 m wide house – meaning the terrace would start at meter 10. Furthermore, we tried placing the attic completely over the ground floor and compensate the difference for the single-story aspect with a conservatory. What do you think about this approach?
