Can a covered terrace be counted as living space?

okay then I probably mixed that up.

but it's pretty much the same.. either sloping ceilings or low ceilings.. neither is necessarily what we want.

Life is not a wish concert, and a development plan is certainly not one. Room height 220 in dressing rooms, bathrooms, and hallways – beware, this applies to the floor ceilings, simply lowering them is not enough! – and it didn’t hurt at all. Then you can at least crawl reasonably comfortably around the (not drawn-in!) hatch to the attic. I would even consider it possible to make the dressing room without a ceiling and illuminate it with a roof window. But the suggestion of the partially dismantled conservatory could also be explored.

Kids with a will get a good slap. I would have checked the development plan beforehand if something is so important that you are not willing to compromise. Or did the architect say that everything is no problem? Just build 50sqm bigger downstairs :D

First of all, we also started with a bungalow, where all that wouldn’t have become an "obstacle."
And since the bungalow didn’t suit us on the plot, we went for two floors. Since the acquaintance got the terrace approved, we were confident. The architect also said that this is no problem.

We had already received that suggestion too, but it’s not like the house isn’t big enough already :D
Unless you want to rent the 50 sqm room ;) :D

She had only suggested an expansion downstairs - not in total. Moving the master suite downstairs should be about enough redistribution.

Well, one can be curious about the architect's solutions. I find the story somewhat strange. In an area obviously planned for bungalows without a usable upper floor (roof pitch 15°), someone wants to put up a proper two-story building and smooth it over with a terrace. I see the Pope in a brothel before this plan ever gets approved. What about the permitted eave and ridge heights?
