Normally, I would always recommend architectural planning, but your construction project reads as if it covers over 50% of the standard floor plans. Maybe you should take a look at those first.

Unfortunately, I also find it, I can’t put it any other way right now, an unsuitable draft.

Huge areas, but no meaningful storage space. Bedroom, space for a 250 cm wardrobe.

The kitchen definitely needs to be planned differently, island parallel to the kitchen unit. And always this now so "modern" pantry-passage in the tall cabinet wall instead of the passage proper cabinets with internal pull-outs provide the same storage space and save the technically more complex passage.

Bathroom a horror, 18 sqm and 120 cm maximum for the washbasin.

The upper floor a dark hole, since the hallway gets no natural light at all, because the staircase is also completely inside and not even from there any natural light comes.

And again the compulsive passage from the garage into the house. As arranged here for 2 walking routes, so that from the utility room area of 11.5 sqm basically max. 7 to 8 sqm and the top left in the room remain cramped. And actually also require passageways again.

And something positive for a change. I quite like the separation from the living area at first.

I'll ask it straight out: what does the architect do professionally?

Unfortunately, we do not know the plot of land and the building envelope to make constructive suggestions here. What is meant by the "site visit": you at the architect's office?

My plans were once just as bad, but I was only twenty then.

I can only agree with . An office on the upper floor would solve many problems, and there is more than enough space for it if you just look at the size of the bathroom. Especially on the ground floor, you already have a somewhat higher space requirement with pantry, shower bathroom, technical room/utility room, etc. The staircase, which is supposed to be straight or with a landing, of course also takes up some extra space... And not having the staircase positioned in the entrance area, but also not in the living area, logically involves extra space as well.

Just so we understand each other correctly, I can absolutely understand all the wishes and would keep them as well. Simply put the office on the upper floor and start the floor plan anew, then all wishes can be fulfilled given the size.

I optimized the kitchen a bit to create a proper island.

The bathroom never works with a shower. Much too small. Cars are not allowed to reverse into the garage. What kind of architect designs something like that?
