Floor plan 170m2 - Laundry room too small? Suggestions for improvement?

I would say that the upper floor hallway actually becomes quite narrow. Seen that way, I like the doors installed at an angle from #1 even more, although I already find that awful. In summary: don’t worry about the utility room for now. That is your smallest problem. The many other tight corners have already been discussed here. Otherwise, for clarity, it would be helpful not to take the word "Bildschirmfoto" too literally. ;)

the garage is so large because instead of two wooden houses (“Wartung”) I prefer to have a garage 5m deeper. Solid, no regular painting, safer and enough space for summer plants, garden tools, etc., therefore 4 times. The property is 2200m2, so space is not lacking and therefore it can be used “generously” as well. Window above the bathtub — it is 9m to the street, then about 8m to the other side (then comes the neighbor). I want to get the sun into the kitchen, because according to the floor plan south is at the bottom, west on the left, etc. The appointment with the planner is today and I also see development measures for the hallway on the upper floor.

The kitchen belongs on the terrace! The garage takes away all your afternoon and evening sun in the house. That’s not the point. It’s all just ... unplanned ... you have to get into the bathtub if you want to clean the window. You might defend that now because it’s not “bad,” but taken together it clearly shows a random sticking of rooms. At first, I didn’t even notice the utility room issue, I was already somewhat speechless at the upper floor hallway, only when the 170 sqm was mentioned (you can’t see the heading on your phone), you realize that too many planning mistakes were made. You can make something really generous out of 170 sqm. Yours is far from that. I would urgently delete and burn the entire plan so the general contractor doesn't see it. He might actually build it like that later. For floor plan discussions, we have a questionnaire that should be filled out! Otherwise, it won’t be constructive.

The garage is in the east. Or do you mean the barn and the neighbor's outbuildings?

The entire concept on the property is not consistent either. Why don't you build the garage on the boundary? The western neighbor was allowed to build very generously on the boundary. The house could then be moved 3 m further east.

Why are the house and garage 1 m above ground?

Why such a gigantic terrace in the north?
