Budget too small. But that doesn’t matter. The basement can be completely omitted, then it fits reasonably well. Even if the basement is gone, you still have a children’s room left. The floor plan is great: it could probably also be converted to a single-story – exception and basement not necessary. That’s what I call flexible. I would leave out the partition wall to the staircase on both floors (ground floor + upper floor). Something like that can be added later if you want to separate the floors (I’m telling you, very flexible).

I would replace the dining table in the kitchen with a small island. The dining table is right next to it in the living room. I would also kill that little storage thing on the upper floor next to the stairs. A cupboard will do and maintains the openness. Bathroom layout not so nice yet. That can definitely be better. Exterior views would be nice too, to check the windows.

We haven't really been able to make up our minds about that yet Probably because we are just used to it and because I like having an office where I can work quietly. However, the costs for a basement should of course not be underestimated...


Very good advice! Maybe we should really keep the staircase open at first and thus create a larger sense of space. Currently, the development plan allows building 1 + attic. But we are currently clarifying whether deviations from this would be approved and then we wouldn’t have dormer roofs on the upper floor.


Yes, absolutely - that is what we wanted to discuss next with the kitchen planner. The dining table is indeed perhaps superfluous, although practical due to the short distances, e.g. for a quick breakfast before work.


We'll do that, thanks for the tip! At the moment, it would also be somewhat difficult to get larger items up to the upper floor if the storage room is there.


Windows and bathroom have not been planned in detail yet. We also do not like the current layout. Also, I think we don’t need two windows in the bathroom.

The hallway on the ground floor would be too dark for me, and in the kitchen, the space between the chairs and the countertop is too narrow. With two or even three children, I would also plan a separate children's bathroom and a private parents' area.

You have your office quietly behind the living room. That's already quite secluded and should be enough.
How old is the development plan and what do the houses around look like? If they were all well-behaved, I wouldn't get my hopes up too much. But the slants in the children's rooms are not the end of the world. Your bedroom can get a captain's gable or something similar.

You already have a study on the ground floor, right? What is the room next to the bathroom on the ground floor for? Under the door labeled Essen/Terrasse, a window is drawn in the basement. Somehow that doesn’t quite fit. A basement with living space quality costs more than 1,000 euros per sqm. There’s something extra on top of that. I would extend the terrace up to the kitchen so that you can get directly to the fridge from outside. I don’t like the stairwell. It’s a bit old-fashioned and doesn’t connect the living spaces.

Hello Sabine,

thank you very much for your feedback! We have already had the issue with the light in the hallway as a topic, but besides skylights and glass elements in the doors, we have not yet found a perfect solution. We are very thankful for good ideas here!

In the kitchen, we are currently leaning towards the idea of turning the table into more of a cooking island, which would solve the problem. The dining option in the kitchen would primarily be for a quick meal for a few people, e.g., in the morning before work or something similar. Let's see how we decide during the kitchen planning.

We actually wanted to do without a children's bathroom and rather have a shared family bathroom.
