House purchase from the year of construction 2014 with 118 sqm living area and basement

I don't think it's expensive if the plot of land is already worth about 100,000 euros. The house probably costs 300,000 including the basement but without additional construction costs. The question is always whether you would find a comparable plot of land? I can imagine that such a house would be sold after a few days, especially with the shortage of plots of land.

I practically live next door. About 7 km away. In the named location, the plots were always significantly cheaper than in Maintal. 200€ per sqm was not asked there. Still, the price is reasonable. Not a bargain but also not overpriced.

Real estate is very individual; there is no second time. And when one is gone, you may have to search forever before something reasonably suitable comes onto the market again. I also had a search running where there were only a few properties that even remotely matched the location and budget... I had set a timeframe, and if I didn't find anything by then, I would expand the search parameters. Think about whether you have ever seen something similarly suitable (or better) and how long ago that was. Can you see yourself living in that house?

We have been searching for a few years, always coming up short, as in this region prices tend to be quoted rather high rather than negotiated.

In [zellingen], [margetshöchheim] or [erlabrunn] prices of over €200 are sometimes called for, if plots are sold at all.

My calculation for the house would look as follows:

118 sqm x €2000 = €238,000
Plot: approx. €80,000
Basement: €50,000
Garage: €5,000
Terrace, awning etc.: €10,000
Additional costs: €25,000

That comes to €406,000. So the price wouldn’t be so bad, right?

I see it the same way, if not even more so. A terrace for 10k is rather a bargain. A garage for 5k as well. If you had to build it now, it would probably be more expensive. Planting and garden are also often underestimated. Grab the development plan and see what else is possible. If it's only the slopes, you can "cut" them if necessary. But maybe you'll get used to it and then not find it so bad at all.
