You have shoes, jackets, hats hanging for 4 people
Door opens and you trip over shoes and bags.
Everyone has more than one pair in use anyway.

Stairs with a different shape, not straight, that takes up even more space.
Different arrangement of rooms so that the Tetris upstairs disappears

Door between garage and house is overrated. It's nice but not necessary
I have one. Your garage is too narrow for 2 cars anyway. You have to fully open the door for MaxiCosi and the like

The topics pantry & separable living room would be solvable if you give up this huge guest area. You have a basement planned anyway, so what is supposed to go down there?

Hello everyone,

hopefully this is not the end yet. We were on vacation and therefore haven't gotten around to replying until now. Thank you again for the suggestions.

Briefly summarized once more:
- I agree with you, the house needs to be narrower, otherwise we will be right up against the neighbor's garage.
- The office will be made smaller!
- I have already had many discussions with my wife about the direct access to the garage. I can do without it, she would like to have it. However, giving it up gives us more leeway, so we will continue planning without it.
- Letting go of the platform staircase hurts. We simply don't like the look of the half-turn or quarter-turn stairs. We haven't been able to come to terms with it so far.
- A pantry is not a must if the kitchen has enough storage space.
- About the garage... 5.5m interior width is of course not spacious, but sufficient for two Golfs. That is the current width we have at our parking space. The wider the garage, the less space remains to the south. Alternatively, I would rather build a generous single garage and then build the house wider.
- The basement will have a music room (drums), laundry room, utility room, storage room, and possibly guests during larger family visits.
- Our current idea is to swap the kitchen and living room so that the kitchen is closer to the terrace on the west side.

We will now continue working on designs with SweetHome 3d and at the same time look through prefabricated house floor plans as well as visit model homes. We will first discuss the next design with an architect and then post it.

If you know of floor plans that would fit conceptually, we would be very grateful.

One more comment about the orientation of the house.
- The neighbor’s garage will be built to the south.
- The quiet side of the house (towards the stream) is to the west. There are no houses directly on the other side of the stream.
- It has to be taken into account that the water protection strip (west side – 5m) is planted (must not be changed) and we want to have enough lawn space between the terrace and the water protection strip. That’s why we have so far oriented the house north/south. What good is a large space facing south if the only view there is the neighbor’s garage? However, the distance to the neighbor should not be too small (at least 4-5m).

Why then the huge office? Plan the living space so that the living room can be separated in old age (which is already possible with the current floor plan anyway)


I think that’s good! That was also a premise for me. Problems could then only arise with the exterior view. If the office gets smaller and the living room becomes larger, the dining table and kitchen can also be moved further down and then there might possibly be space for a pantry behind the kitchen?
