This certainly varies from state to state, city to city. We got the building line because the course behind the property is similar. The cube floats and leaves space in front... You need an architect, a building law expert who is preferably well connected. With a small plot, it will be difficult to argue, for example, that you want to deviate 3 meters to the back. Keep the discussion open and be prepared to make compromises. For example, the building line shifted slightly but accepting the roof shape...

I had the same experience. I was able to exceed the building line by one meter and build 1 m wider than planned. A carport was approved outside the building window. The architect and design convinced the building authority. There was no major discussion regarding our friendly request.

This week, together with the building application, we also submitted a request for exemption regarding boundary encroachment. 1m for the house and 1.5m for the garage. However, the application was preceded by several discussions between the architect and the building authority. If I remember correctly, the exemption request costs around 1,300€ in total (nothing has been approved yet) and is calculated based on the building type and cubic meters. However, the rate seems to vary from municipality to municipality. It was worth it for us.

It's going to be an amazing house, great and fantastic that you share the process openly. Especially in this category, that's probably very rare.

One question about



Does that mean the house is being built from precast concrete elements? Also in the parts in contact with the ground? I find that very interesting, could you please explain the reasons and the technique a bit, and also which company manufactures the concrete parts?

A large part of the house is made from precast concrete elements. We really wanted a concrete (look). Originally, we had thought of in-situ concrete. However, that is quite expensive and problematic concerning the insulation values. In addition, there were problems due to our windows. We would have needed walls almost 1.5 meters thick, etc. The second idea was thermal walls. That didn't work because of the windows either. So now we have a combination of hollow walls (which will be filled on site) and in some places in-situ concrete. Basically like the retaining wall which is already standing. This also still needs to be filled. Exterior ventilated cladding with insulation and Alucobond panels.
