Thanks for the info. I already knew that your pool is "a bit bigger"..... The costs for a "normal" pool, for example 8x3 meters, in my opinion are nevertheless clearly over 20k€. In a new construction (for example, if the garden has to be done anyway) almost only the pool costs matter.

The whole style of your house also only comes into its own at a certain size: By that I mean that the aesthetics work as a whole – a "small version" would lose a lot of character. I’m curious to see when you post a picture of the finished construction....

Also assume that 2 million is not enough. From time to time there is also a larger project here, which is far from a single-family house with 2 children's rooms. Stylish house. Please show pictures from the start of construction.

The solar gain is just incredible. It’s not about 18 degrees, but about all-day overheating. The automation of the shading certainly helps with that.
The throughput of ventilation is just way too low to effectively counteract that, even if the supply air is pre-cooled.
Air conditioning also does not have to use split units indoors; you can also install convectors in the floor and such.
Or you can cool through the ceiling without convectors, that works too.
I would really have concerns about the amount of glass, probably facing south.

Photovoltaics ... for that, I’m missing an adequately high parapet in the views. You don’t want to ruin the appearance of the house with mounted modules, do you?

Our entire neighborhood is being built with flat roofs and there is a regulation that you shouldn’t be able to see from below what is on top. The first ones have already violated that. Mounted photovoltaic modules, satellite dishes ... looks bad. Really bad.

I do not want to share exact costs because the devil is a squirrel. Not because of you, but because not everyone in my environment (employees, neighbors, etc.) should know how much money I declared for my house. If there are detailed questions, I can gladly answer via private message. Unfortunately, your estimate is not sufficient. Of course, I have also browsed the forum a bit and found one or another expensive build. I had also thought about whether to register for a longer time. But I believe I owe this to the community. After all, I have also benefited from you. And usually, such builds are not shown...

between 20k-50k is realistic for 8x3 meters depending on your own work. If you really want, consider possibly going for a steel wall pool.

Construction will still take a while. We are still waiting for the building permit. And the shell construction has not been awarded yet. I will keep posting pictures from time to time. The new drone is supposed to be delivered today. This way aerial shots will be possible. The property is also large enough so that I do not have to fly over neighbors.

Hello Alex, I can understand your concerns. But it is thermal insulation glass, even though it is clear glass. Shading is, as you said, automated. From an air exchange rate of 4 onwards you can cool using air. We have this in some rooms. I'm not talking about standard exchange rates of 0.3 or so. In addition to our HVAC supplier (about 500 employees), I involved a specialist company. You can forget cooling at the floor. My wife always has cold feet anyway, dew point... Ceilings and walls would be possible. But we have a lot of exposed concrete. We also considered a cooling ceiling in the bedroom. We didn't like it. But we have provided a built-in option for retrofitting (power). Photovoltaics will not be visible from below. The parapet will be constructed accordingly. You also must not forget the slope position. From the street, you can't even see into the upper floor let alone the ground floor (because of the garage). From the other side of the valley on the hill, you will always see the photovoltaics. Possibly with binoculars. We don't have a development plan, only §34.

really great project! If we were to build again, I would also only build with concrete! Really awesome! In our street, there are several "estates" of such dimensions. I also know one of them regarding costs (also from our architect) and I can tell you: You can forget about 2 million. I estimate at least 3.5 million... but gladly also towards 4 or 5. That also strongly depends on the interior fittings. Whoever builds like this also likes to install a kitchen for 100k..200k. That is no problem
