Floor plan optimization single-family house 140m2 on narrow plot

Thank you very much for your input. Having the office facing the street side is actually not a must – I'm not even sure why I mentioned it in the first place :).

The orientation of the house is also giving me a headache right now. Our main garden is of course behind the house facing east, but from the afternoon onwards, we no longer have any sun there. That’s why the idea came up to plan a terrace facing west. Accordingly, we would also place our living-dining area so that we can access both terraces from there.

What do you think about the position of the garage/carport and the associated long driveway? Is there an alternative placement option on this plot? It will probably be difficult to accommodate it on the west side.

The garage is unfortunately crap like this, if you ask me. You’re ruining the whole garden. Can you specify the plot dimensions more precisely? Does this imaginary building line from the old plan actually apply or has it been forgotten in the meantime?

What is in the south of the property?

There is also afternoon sun in the east.
One should distinguish between garden, terrace, and house.

I don't see an affordable long driveway.

I must admit, I don't like the design. The staircase position dictates the floor plan.
Then as the crowning touch, a guest room in which the WC is shifted so that it is no longer furnishable. But it may also be that the pantry, which is leftover, is the reason. What is supposed to be carried through the whole house that could not a) end up in the kitchen itself or b) take a shorter way to the basement?
With 2 children, I would not want the staircase entrance in the living room.
The straight staircase splits the house. I also consider 140 sqm too small for a straight staircase – disadvantages can be seen here.

For this plot, a long, narrow house would be suitable rather than a square one. However, I cannot see the exact building area on the plan. What is still possible towards the east? And please place the garage definitely in the northwest corner. This long driveway really isn't necessary if it can be done differently.

Thanks very much for the link: they have exactly the same issue with the same plot size (20m x 40m).
And thanks for your feedback on the floor plan.
In the meantime, I am no longer a fan of the floor plan with the straight staircase either.
