Finders keepers. No reason to have a sour look. How many square meters are there just in the house? What else is in the basement? How many and which rooms have you planned? Are there children? Tell me about it...

Yes, that's right. There is still quite a lot of concrete underground, if I guess correctly...

@TE: Definitely leave out the nonsense about cooling controlled residential ventilation and equip the place (especially because of all the glass) with a proper air conditioning system. That will certainly cost a few tens of thousands but is very well invested. We are almost the only ones here with an air-conditioned house (with significantly less glass) and this year, everyone really envied us because of the AC. Direct quote from my wife: "The AC was the best investment in the house!" Air conditioning is also very difficult to retrofit. You need cooling lines and always wastewater at the indoor unit. All of that has to be planned for from the start.

This summer, we had no problems without air conditioning. It was usually 21/22 degrees in the house, and when it was warm, it was 23 and once even briefly 24 degrees. However, manual night ventilation - is it just as effective for you? We live in the refrigerator of Bavaria when it comes to solar radiation. The ventilation automatically shuts off as soon as the outside air is above the target indoor temperature. During the week, when hardly anyone is home, this is great. On weekends, you turn on the ventilation or open the windows at midday; it just becomes stuffy. Your house has an active cooling option. In an energy-saving regulation house, once the heat is inside, it is no longer so easy to get it out.

Cheaper would still be nice but we knew what we were getting into. Gross room volume approx. 2700m3 Total living and usable area 647m2 (excluding proportional balconies and terraces) Pure living area 453m2 (excluding proportional balconies and terraces) Garage 185m2

EG: Open living, dining, and kitchen (from left to right), kitchen see attachment. Utility room Toilet Library / reading room (is the cube on the right) On this level there is also the pavilion in the garden and the adjoining tool shed for pool and garden utensils

OG: Sleeping Bathroom Office Dressing room Washing, ironing, drying room

There are no children and it is not possible either. There is also no more space for children's rooms lol

I am positively surprised by the big reaction. Although not everyone likes this house style. Many thanks. The notes are also great. Even though we have already clarified and calculated many things.
