I am largely pleasantly surprised – after all, large houses are often divided into shocking little rooms. I am somewhat disappointed by the garage; only four spaces on the floor plan should at least, in my opinion, be double parkers. If I could afford such a house, I wouldn’t want to use the same car for brown shoes as for black ones; and all cars belonging to the main residence should also fit in the garage. I miss one small thing: if children come, will there be an extension? – under 40 and already so far, do you really want to stay "alone" as a couple?

First of all, thanks for all the comments.

The server room should actually be called electrical engineering. It will be about 10-15m2 smaller because we need more space in the HVAC area.
The server room also contains the fuse and distribution cabinets for KNX, etc. Purely for network purposes, it doesn’t need to be that big. We will manage with 1-2 racks.
I am somewhat tech-savvy. Therefore, we have LAN almost everywhere, partly 10GB LAN, and several APs for WiFi. The cameras and some KNX components are also powered via POE.
The critical systems are secured with large UPS units. I decided against a backup generator. My parents have one. It only runs twice a year when I switch it on for inspection. If the batteries are empty, we perform a controlled shutdown.
There is probably no photovoltaic battery storage that we could additionally misuse. It simply doesn’t pay off, and our self-consumption will be high anyway.
The room will probably be designed as T60 and the door additionally soundproofed. Air exchange rate 4, so (active) cooling is provided. It’s not a data center after all. More network infrastructure, two NAS devices, facility server, and a few other things.

Toilet ground floor: gave us long problems as well. It doesn’t have overflow ventilation but a soundproof door. Separate supply and exhaust air with increased air exchange rate.

Utility room ground floor: we consciously did not want an additional sink here. We currently don’t have one and never missed it.

Laundry/ironing upper floor:
It doesn’t have overflow ventilation but a soundproof door. Separate supply and exhaust air with increased air exchange rate. Also, we don’t wash laundry at night.

Guest WC: I assume means the bathroom in the guest room. Here we are already built into the slope. And we don’t have that many wall surfaces. It is a guest room, not an apartment for rent. Therefore, no additional effort to somehow get daylight in there (e.g., light well).

Equipment house:
Is sufficient for a few devices and pool stuff.
The robotic mower stands outside. If larger/different devices are needed, they can be rented or the gardener will bring them.

: what do you mean by 4 cars in the garage? It fits 8 cars. Of course, you have to rearrange if it’s full and you want to get the car at the very back.
I don’t have that many cars. And I almost always drive the same one.

The topic of children or children’s rooms was already discussed a few pages ago. We have no children and none will come. Adoption is not an option for us.

I hope I have addressed everything so far and haven’t forgotten anything.

Thanks for the feedback. If you need two racks, almost 100k is already going for the active and passive technology. I think that's good
As a comparison: with two racks, I can easily network 1 company building with 100 employees according to current standards!

But you won't need more than 10-12 WLAN APs, that also covers the garden. I think pragmatically about the toilet. We have relatives who don't use the toilet at our place. Although there is 1 hallway (only with a door frame) leading to the common room in between and the fireplace interrupts the line of sight.

I would rather place the hand wash basin near the washing machine. Pre-washing stains, possibly condensate from the dryer, or rinsing out the lint filters...

I was less concerned about noise etc., although that also plays a role. I don't find the visible access from the kitchen/dining area very nice.

The toilets are badly designed on all levels, one has to say. In the living area without a window and right next to the cooking area. No guest dares to fart while the food is cooking right next door. They all go downstairs. I would cancel that immediately. In the sleeping area, it is directly adjacent to the bedroom, walled in without a window. As soon as the partner has to go at night, the other wakes up because of the flushing. In the guest room again without a window – although this is still bearable here. In the entrance area is the only toilet that is somewhat okay planned, unfortunately also without a window. Seems the architect likes to generally design toilets without windows. Yet you like to open the window exactly there. And this in such a luxury villa.

Regarding KNX, we have pushed it to the limit. Installed 3 BUS systems: KNX, 1Wire, DALI... you can hardly top that And the cabinet for it is 1.80 meters high and 1.50 meters wide. There is still a lot of space inside. 97 KNX devices are in operation here. KNX therefore doesn’t need much space either
