It just takes some space from your southeast garden and feels like it brings the street to the house. If there are other options on or in areas that already count as the driveway, I would prefer those.

I just measured again with 11m x 8m, the house could then be about 0.65m further to the NE, meaning it would cost 35cm of SW garden. If that gives a "better" floor plan . But no idea what Streif Haus has in their program. The "floor plans" on the website are a disaster when you need exact dimensions. , now a perfect floor plan of 10 x 8.5m with a bay window to the north – you can do that much better than I can!

Yep, that would allow even more possibilities to experiment. But let the OP measure first - otherwise it's all just guessing.

I was basically referring to the fact that the website is not user-friendly. I could only find the floor plan of the show home externally!

Hello everyone,

here's something new from me again!
The architect has planned our house on the plot as it apparently "best" fits. What is your opinion on this?
Since the setback areas of 3m must be observed, I cannot move the house further to the northeast.
The pink line next to the garage was supposed to be newly recorded by the architect because the neighboring plot has not yet been sold and the survey is still pending. However, of course, we are not willing to "give away" 12 sqm to the neighbor in the southeast - especially with Munich property prices. The architect did not know that we have already paid for the plot.
From your point of view, is the arrangement of the parking space optimal? In my opinion, no. I rather see it to the right directly in front of the garage (if allowed) or horizontally in the southeast (bottom right).

Unfortunately, according to the municipality, there must be 5m of free space in front of the garage. However, I do not know if this also applies to the parking space? How do you understand the excerpt from the regulation in the attachment?

More importantly, which house entrance do we choose? South, east, or north.
When sketching, we noticed that the best layout is possible with an entrance in the south or north, since the individual rooms are also wide enough and not too cramped.
In the sketch, you can also see an old design of the living room. The TV wall is too narrow for me, especially considering that it will get even tighter when the actual exterior walls in thickness, etc., are taken into account. What do you think?

The upper floor is still giving us real problems because I cannot get an optimal arrangement of the rooms.

Of course, it is also important that the windows are arranged symmetrically.
There are still 2 sketches included that contain a gallery. We will drop that – but then how to use the gained space other than for a dressing room (probably without a window)? Since we have few square meters anyway, we don’t want to "lose" these 4 sqm as well – but it cannot be used efficiently. Do you have any idea?

I only see the possibility of a dressing room – optionally on one side but then with a window and instead of wardrobes, fitted with dressers so that the windows above can let in the light. But then I know that we will still lack storage space for clothes, since we currently cannot manage with only one 3.70 m large wardrobe.
Alternatively, the corridor could then be "just" the free space/open area (no gallery), so that one window can bring in more light and possibly plants could beautify the area. Enlargements of the child’s room or bathroom do not look very good.

What do you think?
Which variant would you prefer and possibly change?
A large bathroom is important to us, if possible in a T-shape (we really liked it again last weekend at the show home center) and an appropriate size in the bedroom.
The type and arrangement of the windows still need to be optimized – so don’t fixate on that.
